Located immediately adjacent to Heathrow Airport’s active runway, World Business Centre 4 is a major commercial office development delivered within one of the most operationally sensitive environments in the UK. The proximity to live airfield operations introduced heightened controls around access, logistics and safety throughout the roofing works.

T & T Roofing Limited delivered the flat roofing package using Sika single ply membrane systems installed over a tapered insulation scheme, providing a lightweight yet high-performance waterproofing solution suited to extensive commercial roof areas incorporating plant zones and complex service penetrations. Every aspect of the works required meticulous planning to comply with strict airport protocols, including controlled delivery windows, restricted site access and enhanced safety procedures.

The programme was fast paced and tightly managed, with sequencing and quality assurance critical to maintaining momentum without compromising compliance or workmanship. Installation accuracy was paramount, with no tolerance for disruption or rework in such a high-risk location.

The completed roof provides a durable and reliable building envelope supporting the long-term performance of a significant commercial asset.
