Carlton Dene

Project Description

In North Maida Vale, Carlton Dene is a residential-led redevelopment providing 65 extra care homes for older people alongside 22 affordable family apartments, with private balconies and shared external spaces forming a key part of resident experience. T & T Roofing Limited delivered the roofing and coverings package for Lovell Partnerships across approximately 5,200 m², with a contract value of £1,625,000, and the project remains ongoing.

The specified manufacturer was Bauder. Roofing works included SBS bituminous felt waterproofing to the main roof areas, combined with extensive green roofing systems to support sustainability and amenity requirements. A substantial element of the scope involved paving to communal walkway areas installed on adjustable pedestal systems, requiring precise coordination of finishes, levels, and drainage while protecting the waterproofing beneath once covered.

The site was notably constrained, with limited laydown space and challenging access, demanding careful sequencing, controlled deliveries and strong site management to maintain programme. Particular attention was given to transitions between waterproofing, green roof build-ups and trafficked pedestal paving, ensuring long-term integrity at interfaces once overlaid.
