Project Description

Located in Forest Gate, Newham, Wood Grange Road is a substantial residential scheme delivered within a dense urban environment, requiring disciplined logistics and consistent workmanship across a high-volume roof package. T & T Roofing Limited delivered the flat roofing works for Higgins Partnerships over 54 weeks, completing in June 2024, with a contract value of £750,000 across approximately 2,850 m².

The specified manufacturer was Bauder, with the scope focused on SBS bituminous felt waterproofing systems to the main roof areas. The system build-up required careful management of substrates, falls, terminations and roof interfaces to ensure long-term durability and ease of maintenance. With extended programme duration, maintaining consistency of detailing, quality control, and sequencing remained critical to achieving uniform outcomes across the roof areas and preventing defects at transitions and penetrations.

As with many multi-plot residential schemes, works were progressed in line with wider site sequencing, requiring coordination with adjacent trades and protection of completed roof zones prior to follow-on works. Particular attention was given to roof edge details and interface coordination to support a clean roofline finish and robust weathering performance once the building moved into its final stages.
