Shaped by extensive local consultation, the Wimbourne Street and Buckland Street schemes form part of Hackney Council’s in-house housebuilding programme, replacing derelict garage sites with over 100 new homes and improved public realm in Hoxton. T & T Roofing Limited delivered the flat roofing and coverings package for Higgins Partnerships over 68 weeks, with a contract value of £1,800,000, covering approximately 4,500 m², and currently ongoing.

The specified manufacturer was Bauder, with the roofing scope including SBS bituminous felt waterproofing across multiple roof zones serving residential blocks, podiums and communal spaces. The development includes different building forms—linear blocks and villa-style blocks—requiring a consistent approach to interfaces, falls and drainage strategy while adapting detailing to varied structural layouts. The scope also incorporates extensive paving installations, meaning waterproofing integrity and protection before covering were essential.

Urban site constraints and limited working space demanded careful sequencing and delivery planning to maintain programme. Where roof areas were designed as usable amenity or public realm elements, the focus was on achieving a durable, “right-first-time” waterproofing solution capable of performing long-term beneath overburden. This project demonstrates T & T Roofing Limited’s ability to manage complex multi-block roofing packages with high-area output, consistent detailing standards, and robust planning in constrained city environments, supporting both housing delivery and lasting public realm improvements.
