Project Description

Set within Stevenage town centre, the Matalan development at Danestrete combined major retail use with residential accommodation and enhanced communal external areas, requiring roof systems capable of long-term performance beneath landscaped and trafficked finishes. T & T Roofing Limited delivered the roofing and podium package for Lovell Partnerships over 60 weeks, completing in January 2025, with a contract value of £930,000 across approximately 2,000 m².

The specified manufacturer was Bauder, with the primary waterproofing scope comprising Bauder hot melt systems to main roof areas, selected for durability and suitability beneath overburden. The package also included extensive green roofing and slabbing, requiring careful sequencing and protection of waterproofing prior to covering. A key feature of the communal zones was the installation and integration of corten steel planters and benches, coordinated with waterproofing interfaces and finished levels to achieve both performance and aesthetics.

Delivered in a live, busy town-centre environment, logistics planning and phased sequencing were essential to maintain programme and manage public-facing constraints. Particular attention was given to transitions between waterproofing, overburden, and communal finishes to ensure the integrity of the roof system beneath landscaping elements.

The project demonstrates T & T Roofing Limited’s capability to deliver complex, integrated roofing and external podium finishes, ensuring watertight performance where roofs are permanently overlaid and the final environment is highly visible and heavily used.
