
Project Description
In Ilford, Loxford Lane forms part of a major East London regeneration effort delivering approximately 160 new homes within a high-density, urban setting. T & T Roofing Limited delivered the roofing package for Lovell Partnerships over 72 weeks, completing in November 2025, with a contract value of £1,100,000.
The specified manufacturer was Radmat, with the primary waterproofing solution comprising Radmat hot melt systems to main roof areas, providing a fully bonded, durable membrane suited to the scale and longevity requirements of the development. To complement the main roofs, cold-applied liquid waterproofing was installed to balcony areas, allowing precise detailing at thresholds, abutments and complex interfaces. The scope was completed with parapet cappings, providing a clean, robust edge finish and supporting long-term weathering performance.
The project required disciplined sequencing to manage transitions between hot melt roof zones and liquid-applied balcony waterproofing, ensuring continuity of protection across the building envelope. With an urban footprint and constrained logistics, deliveries, access and protection of completed works were carefully controlled to maintain programme and prevent damage prior to covering.
Loxford Lane demonstrates T & T Roofing Limited’s ability to deliver integrated roof, balcony and parapet solutions using Radmat systems, maintaining consistent detailing and performance across a large residential scheme where long-term reliability is critical once finishes and occupations progress.
