Delivered within Birmingham city centre, Lower Essex Street is a complex mixed-use development forming part of the area’s ongoing regeneration and densification. T & T Roofing Limited were engaged by Galliard Homes to deliver a substantial flat roofing and roof coverings package with a contract value of £1,470,000, covering approximately 8,200 m² across a 44-week programme and currently ongoing.
The specified waterproofing manufacturer is Radmat, with the scope incorporating Radmat hot melt waterproofing to primary roof areas and cold-applied liquid waterproofing to detailed zones and interfaces where flexibility and precision are critical. Roof areas are subsequently completed with extensive paving and biodiverse roof build-ups, requiring careful staging to ensure the waterproofing integrity is fully protected once overlaid. One phase rises to 27 storeys, meaning access planning, delivery timing and protection of completed works required a disciplined, methodical approach.
Given the scale, height and the fact that finished roof areas are frequently covered, the project has required formal inspection processes. T & T Roofing Limited have worked with insurers and stakeholders to achieve the necessary roof sign-offs before covering works proceed, reinforcing confidence in the system and workmanship. Lower Essex Street demonstrates nationwide delivery capability, high-rise competence, and robust quality control where roof areas are heavily overlaid and long-term performance is non-negotiable.
