Project Description

The Hayes & Avondale estates form two adjacent regeneration schemes in Hayes, delivering substantial new mixed-tenure housing alongside improved public realm, amenity space and parking infrastructure. T & T Roofing Limited delivered the flat roofing package for Higgins Partnerships over 44 weeks, completing in December 2025, with a contract value of £1,000,000 across approximately 3,000 m².

The specified manufacturer was Bauder, with the roofing works focused on SBS bituminous felt waterproofing systems to the main roof areas across multiple blocks delivered within a phased programme. The estate nature of the project required disciplined sequencing to align with handover priorities and the wider decant strategy, ensuring roof areas were delivered in step with occupation and external works.

Particular emphasis was placed on drainage formation, edge detailing and consistent workmanship across repeated roof layouts to ensure performance and maintainability over the long term. Where roof areas interface with communal amenity spaces and public realm works, protection of completed waterproofing prior to follow-on trades was managed carefully to prevent damage and maintain quality.
