Project Description

Situated in Plaistow, Grange Road is a residential scheme delivering 77 apartments across two contemporary “mansion block” buildings designed to complement the local context. Delivered for Populo Living with Airey Miller acting as Employer’s Agent, the project also included significant enabling works and broader site improvements. T & T Roofing Limited delivered the roofing package for Higgins Partnerships over 26 weeks, completing in September 2023, with a contract value of £47,750 and a reported roof area of approximately 2,900 m².

The specified manufacturer was Bauder. Roofing works comprised SBS bituminous felt waterproofing to the main roof areas, providing a robust system suited to the building form and long-term maintenance requirements. In addition, liquid-applied waterproofing was installed to balconies to accommodate complex detailing and interfaces where precision is essential. Particular focus was placed on drainage formation, terminations and transitions between roof and balcony zones to ensure continuity of protection across the envelope.

Given that many roof elements are subsequently finished and occupied, sequencing and protection of completed waterproofing were closely managed prior to follow-on trades. Grange Road demonstrates T & T Roofing Limited’s capability to deliver high-area roofing packages efficiently on a compact residential scheme, maintaining consistent detailing quality across multiple blocks and roof types while meeting programme and performance requirements.
