Eastbourne Terrace

Project Description

Opposite London Paddington Station, Eastbourne Terrace is a high-profile hotel scheme where programme certainty and finish quality were critical to the project outcome. T & T Roofing Limited became involved at an early stage after the original roofing contractor entered liquidation shortly after starting. We were approached via Bauder to stabilise the package, agree a workable commercial and technical position, and progress the project to completion. The contract value was £585,000, delivered over 40 weeks, with completion in May 2024 across approximately 500 m².

The roofing scope included a full Bauder torch-on SBS bituminous felt system with tapered insulation, requiring controlled sequencing and accurate detailing to achieve performance and falls. The package also included paving to roof areas and sedum blanket green roofs to lower levels, meaning the waterproofing required robust protection and confidence prior to covering. At takeover, the works were significantly behind programme, and the recovery plan required extended working, including evenings and weekends, delivered through winter weather conditions and over the Christmas period.

This project demonstrates T & T Roofing Limited’s ability to step into disrupted schemes, negotiate practical solutions with manufacturers and clients, recover programme, and deliver technically compliant roofing and overburden finishes under challenging logistical and seasonal conditions.
