Deptford Landings

Project Description

Delivered within the London Borough of Lewisham, Deptford Landings Plot 6 provides 189 mixed-tenure homes for Peabody across three seven-storey mansion blocks, with high sustainability ambitions and complex stakeholder interfaces. T & T Roofing Limited delivered the roofing and coverings package for Higgins Partnerships over 48 weeks, completing in February 2026, with a contract value of £720,000 across approximately 2,305 m².

The specified manufacturer was Bauder, with the primary waterproofing solution comprising Bauder hot melt systems to main roof areas, supported by detailed interface work to suit the building envelope requirements. The scope also included paving and green roofing systems, requiring disciplined sequencing to protect the waterproofing integrity once roof build-ups and finishes were installed. The scheme’s Passivhaus ambitions placed strong emphasis on envelope continuity and long-term performance, reinforcing the need for precise detailing and quality control at transitions, penetrations and roof edge conditions.

Given the constrained urban location and wider regeneration context, works required careful planning around logistics, programme sequencing and stakeholder coordination. The completed roofing package provides a robust, durable solution beneath extensive overburden and amenity finishes, demonstrating T & T Roofing Limited’s ability to deliver high-performing hot melt waterproofing, green roof build-ups and terrace finishes on complex, sustainability-led residential schemes under demanding site conditions and fixed handover timelines.
