Beaulieu Park

Project Description

Set within the Chelmsford Garden Community, Beaulieu Park is a major residential development that will ultimately deliver up to 3,600 new homes alongside schools, retail space and supporting infrastructure in Chelmsford. T & T Roofing Limited were appointed by Cala Homes to deliver the flat roofing and associated coverings package across the site over 208 weeks, completing in January 2025, with a contract value of £428,000 covering approximately 1,000 m².

The works comprised the installation of Widopan PMMA liquid waterproofing to flat roofs, terraces and balconies, providing a seamless, fully bonded solution suited to varied detailing across multiple plots. In addition, 600 × 600 × 50 mm concrete paving slabs were installed on adjustable pedestal systems, requiring careful sequencing to protect the waterproofing prior to covering. In line with best practice, all roof areas were electronically integrity tested by an independent specialist before overburden was installed, ensuring the waterproofing performance was fully verified. The scope was completed with plywood substrates and bespoke aluminium powder-coated parapet cappings, delivering a consistent, high-quality roofline finish.

Despite programme and market volatility across the period, the project was delivered with no price increases, demonstrating T & T Roofing Limited’s stability, planning discipline and delivery capability on long-duration, multi-plot residential work.
